Planning Permission Finally Granted For Bromley Site

Following an extremely long time in the planning system, AHP are pleased to announce that planning consent for a redevelopment of a site on Cambridge Road has finally been approved.


The property, on Cambridge Road in Bromley had a mixed-use, consisting of a veterinary surgery at ground floor and residential units above. The residential units had suffered fire damage, prompting the client to look into refurbishing  the building to convert it into an HMO (Houses in multiple occupation). The initial proposals, prepared by another architect, were refused planning permission. The client then approached AHP to develop the scheme into a design that would gain planning consent. Through discussion with the client it was decided that rather than converting the site into an HMO, a more appropriate use would be for an apartment building.

AHP were appointed to maximise the potential of the site. Our proposed solution involved the demolition of the existing building and the construction of a new purpose built residential building, with the veterinary surgery being relocated to a new site within the local area. 


The relocation of the veterinary surgery freed up the site for full development. AHP took the lead in obtaining planning consent for a residential development. Our services included providing architectural and development advice, conducting viability reports, and exploring funding options along with preparing and developing proposals for the development. Subsequently, we developed initial design proposals for 10 residential units, complete with parking facilities and landscaping.

In 2021, we submitted a comprehensive planning application, accompanied by supporting documents such as 2D plans, elevations, sections, and 3D illustrations. Throughout the process, we maintained close communication with the planning officer, addressing any concerns raised by consultees. The planning officer provided valuable support, and as issues were resolved, changes were made, and re-consultations conducted.



Initially the planning officer expressed concerns regarding the size of the proposals. However, through further discussion and justification Bromley agreed that the development was appropriate for the site and supported the chosen design. Due to various amendments and the Covid pandemic, the planning process was severely delayed. Despite these delays, the Council granted Planning permission in January 2024. This consent is a significant milestone and we are working with the client on how best to progress this scheme into the construction stage.
