Delivering 60 New Homes at Highlands Grange, Swanley

In 2022, AHP were appointed by Bellway Homes (Thames Gateway) to deliver Highlands Grange, a residential development in Swanley, Kent. The scheme provides 36 private sale properties and 24 affordable dwellings, offering a mix of 2, 3, and 4-bedroom homes alongside an apartment block. Designed to appeal to a broad range of buyers, from first-time homeowners to growing families and London commuters, the development combines architectural quality with practical, well-connected living.

Occupying a five-acre brownfield site formerly home to Harrington’s Nursery, Highlands Grange draws exclusively from Bellway Homes’ Artisan Collection. This house type range has been developed using the latest construction techniques and informed by customer feedback, resulting in homes that balance style, efficiency, and functionality. Throughout the construction phase, AHP provided ongoing site support, working closely with the site team to resolve design queries, ensure build quality, and maintain the integrity of the original vision.
The masterplan places strong emphasis on community and environmental responsibility. A generous public open space forms the heart of the scheme, while ecological features, including bird and bat boxes, an insect hotel, and hedgehog highways, support and enhance local biodiversity. Sustainability credentials are further strengthened with the inclusion of air source heat pumps to several plots and electric vehicle charging points to all homes, encouraging a lower-carbon lifestyle for residents.
The scheme’s quality has been recognised by the National House Building Council (NHBC), with Bellway Site Manager Craig Penny receiving a coveted Quality Award in the Pride in the Job competition, a testament to the high standards maintained throughout construction.
